I agree with most of what you wrote, but you can't call out an AI written piece simply by pointing to the use of those phrases. Some of those phrases are often used by non AI writers too. In my experience reading AI written pieces is obvious because they are shallow, unexpressive and with little useful info that can be applied to life. To be honest, they 'feel' regurgitated.
